Sirvoy’s channel manager connects directly with Airbnb, keeping your availability, rates, and reservations in sync. Once connected, you’ll manage those settings from Sirvoy, and updates will automatically apply to Airbnb within minutes.

Before you start

Before connecting, make sure:

  • You’re using an admin account on Airbnb (co-hosts can’t complete the connection or map listings).
  • You’re logged into the correct Airbnb account, especially if you manage multiple accounts.
  • If you're connecting multiple Airbnb accounts, add a Multiple Property Connection (MPC) to your Sirvoy account for each extra Airbnb account.
  • Once the connection is active, your rooms can be booked right away, so make sure availability is correct in Sirvoy first.

Prepare your Sirvoy room types

Before connecting, make sure your Sirvoy room types match your Airbnb listings:

  • If you have multiple unique listings—for example, three different apartments with totally different amenities—create 3 different room types in Sirvoy, each with one room.
  • If the listings are identical—for example, three apartments with the exact same amenities—create one room type in Sirvoy with 3 rooms.

Connect your Sirvoy and Airbnb accounts

Follow these steps to set up the connection:

  1. Log in to the Airbnb account you want to connect
  2. In the same browser window, open a new tab and log in to Sirvoy
  3. Go to Settings > Channels
  4. Under Airbnb, click Connect Property
  5. Review the terms, agree, and click Allow
  6. Map each Airbnb listing to its matching Sirvoy room type
  7. Click Save to finalize the connection
  8. Import any existing Airbnb bookings into Sirvoy

Before you go

Once connected, here are a few things to keep in mind:

Booking behavior:

  • Airbnb enables Instant Book by default. So bookings are always confirmed immediately.
  • You can set how soon before check-in and how far in advance guests can book, either per listing or as a global default in Airbnb.

Pricing and currency:

  • Airbnb retrieves prices from Sirvoy without taxes and uses the currency you've selected in Sirvoy.
  • Airbnb charges a service fee (typically around 15%). You may want to adjust your prices accordingly.
  • Airbnb uses a fixed price model and doesn’t support flexible pricing from Sirvoy, but there’s a workaround for flexible pricing in Airbnb.

Other notes:

  • Airbnb doesn’t share guest email addresses with Sirvoy, so all communication must be through Airbnb’s internal messaging tool.
  • Double bookings are rare but can happen—be ready to act quickly if they do.
